Inspections are personally conducted, and we work with a bespoke list of trusted local contractors to maintain your property to the highest standard. Lettings Fees

Service Description Charge (including VAT)
Set-up Fee – Fully Managed & Rent Collection Agree on market rent, find a tenant, advise on refurbishment, ensure compliance with statutory provisions, conduct accompanied viewings, market the property, advertise on relevant portals, erect board outside property, advise on non-resident tax status and HMRC (if relevant). Protect the deposit in a governed scheme. £300 fixed fee
     
Management Fee Same as above but without rent protection. 12% of the rent per calendar month
Renewal contract fees Including rent review, contract negotiations, amending and updating terms and arranging for the signing of a further tenancy agreement. £150.00
     
Rent Collection Fee Collect and remit monthly rent, deduct commission and other works, pursue non-payment, provide advice on rent arrears actions, provide tenant with NRL8 (if relevant). 9% of the agreed monthly rent
Property Inspections (tenant find service) Completion with photographic report of property, check of maintenance, condition and any specific request from the landlord. £75.00
Vacant Property Management Fees Additional checks requested by the owner, during vacant period. E.g. to satisfy insurance terms and conditions. £25.00
Legionnaires Risk Assessment Arrange access and retain certificate. Price upon request
Electrical Installation Condition Report (EICR) Arrange access and retain certificate, cost vary subject to size of the property, Basic price for small 2 bedroom property is: £260.00
Changing Light Bulbs Arrange for light bulbs to be installed/replaced where not supplied by landlord or at additional request. £15.00 plus cost of bulbs
Key Cutting Arrange replacement keys, permits, electronic door fobs where not supplied by the landlord. £10.00 plus cost of key
     
Work Supervision and Arrangement Fees For repairs and maintenance work exceeding £1000.00. 10% of work value
     
Care-Taking Service Visit and check the premises during void periods. £35.00 per visit
Landlord Withdrawal Fees (before move-in): Should you agree to a tenancy and withdraw prior to its commencement, you agree to cover the reasonable charges and costs such as marketing and tenant referencing etc.. £250.00
Submission of Non-Resident Landlords receipts to HMRC: To remit and balance the financial Return to HMRC on both a quarterly and annual basis. £50.00 per submission
Additional HMRC Reporting Fees Responding to any specific queries relating to either the quarterly or annual Return from either the landlord or HMRC. £50.00 per visit
